Why Is My Foundation Sinking?

There are many reasons why your foundation might be sinking. Common foundation problems include:

  • Poor natural soils (natural conditions such as clay soils which naturally expand and contract between dry and wet seasons),
     
  • Water/erosion (poor drainage and plumbing are primary causes), and
     
  • Construction issues such as poorly compacted soil and poor foundation construction.

Poor Natural Soil: First, different types of soils react differently. Poor natural soil is a leading cause of home foundation problems. If your home was built on expansive soils (soil with high clay content), over time the soil beneath your home will expand and contract as the moisture content of the soil changes with the seasons and temperature.

If the soil beneath different parts your home expands or contracts at different rates, cracks may result. Weather will often impact the expansion and contraction process. For instance, during periods when soils have been saturated by rain, soils expand. As the soils dry up and begin to contract, the soil around the perimeter of your house and foundation typically dry up quicker than the soil beneath the center of your home. This causes differential settlement that can result in foundation cracks.

Construction Issues: If your home was built on "fill" that was not properly compacted, over time the soil will compact and result in settlement. A little settlement is typical for most homes and many times the soil will, over time, reach a stable compaction point. At that time, settlement will stop.

Water & Erosion Problems: Water and erosion are common reasons why foundations begin to sink or settle. This can occur as the result of changes in water drainage patterns (development around your property), changes in water table levels, plumbing leaks, and drainage from your roof or driveway.
